11 Sep Commercial Construction Perkins project wins WaveMaker Award
Commercial Construction’s project, Perkins Square Redevelopment – Phase 1, has been honored with a 2025 WaveMaker Award by Urban Land Institute (ULI) Baltimore. Recipients of WaveMaker Awards are chosen by ULI Baltimore for outstanding real estate development projects in the Baltimore region that demonstrate excellence in design, sustainability, community impact, and vision.
Commercial Construction is proud to serve as the General Contractor for Phases 1, 3, and our ongoing work on Phases 4 and 5. Phase 1 delivered more than 120,000 SF of new housing across three city blocks. Our contribution was the construction of 89 apartment units and 14 townhomes that helped restore the city grid and reconnect neighborhoods for the community’s transformation.
Submitted by the developer, McCormack Baron Salazar, this transformative project reimagines the former Perkins Homes public housing complex as a vibrant, mixed-income community. Perkins Square is part of the larger Perkins-Somerset-Oldtown Transformation Plan and the national Choice Neighborhoods initiative, which will deliver 1,346 affordable mixed-income units, 500 market-rate homes, a new school, and a central park to East Baltimore upon completion.
This award recognizes the collective effort behind one of Baltimore’s most impactful redevelopment initiatives. We congratulate our partners—McCormack Baron Salazar, Hord Coplan Macht, the Housing Authority of Baltimore City, and the entire project team—for their leadership and collaboration.
